One of the state’s largest-ever spec industrial buildings officially underway in Wilmer

The community of Wilmer, situated in southern Dallas County, is on the verge of welcoming one of the largest speculative industrial buildings in the history of the state of Texas.
Tradepoint 45 West sits within the International Inland Port of Dallas along Sunrise Road, boasting minutes-away connectivity to I-45, Union Pacific Intermodal and other significant gateways to the rest of the United States.
Spanning more than 1.35 million square feet, a development of this size also carries with it the hopes to stoke the region’s ability to attract advanced manufacturing, in addition to further neighborhood services and housing opportunities.
“[This project] is putting us on the map,” said Wilmer Mayor Sheila Petta during Wednesday’s groundbreaking, noting that she hopes that something of this magnitude will lure home developers and a grocery store.
Dallas-based developer Champion Partners partnered with Chicago’s Cresset Partners on the equity side for the development.
And Champion co-managing partner Steve Modory was quick to say Wednesday that it takes a village to get a project of this size underway. Those key players include Mike Rader, Interbank, The Conlan Co., Alliance Architects, Pacheco Koch, Crossroad Consulting, Northmarq Capital and the leasing team of Matt Dornak, Luke Davis and Ridley Culp of Dallas-based Stream Realty Partners – with, of course, the City of Wilmer.

“You have to have a city like Wilmer that is pro-business, pro-growth and pro-jobs. None of the other puzzle pieces really matter without the support of Wilmer both at the council level and the staff level,” Modory said during his remarks.
Upon buildout, Tradepoint 45 West will boast 40-foot clear heights coupled with 354 trailer positions and 306 car parks – and the ability to nearly double trailer positions and car parks.
“Wilmer made its mark in the logistics world when we brought in the UP intermodal. Pretty much our history was determined then,” said Mayor Pro-Tem Jeff Steele. “The focus on strengthening our infrastructure supply chain is definitely part of that. Tradepoint 45 West will be a strong point of strengthening our infrastructure and our supply chain.”
Stream’s Dornak pointed to the three factors that make the site idea for a tenant to not only serve North Texas but the central U.S.: Its proximity to the Inland Port, I-45 and the future Loop 9.
“There’s really nothing else like it in North Texas that we’re aware of. In addition to the actual building, this Wilmer location is perfect for targeting tenants that are focused on large-scale national logistics,” he said.

The building panels become the dictating factors for a project of this size, according to Thomas Maxwell of Alliance Architects.
“A site like this with the access that it has makes it a prime project,” said Maxwell.
GoLink Inland Port Connect, an effort led by Laura Freeland, has served as a further enticement for Wilmer, Rona Stringfellow said. The program provides employees with affordable on-demand transportation.
Stringfellow, who serves as both city administrator and economic development director for the city, said Wilmer is looking to continue to dial things up as it looks to bring in future logistics, advanced manufacturing and health care opportunities.
Nearby, Champion also has Tradepoint 45 East underway in partnership with Rosewood Property Co., while Bandera Partners and Serra Real Estate Capital, among others, are also tapping into Wilmer and southern Dallas County’s strategic position as the central U.S. continues to grow in both population and job opportunities.
