On the Agenda: 600-acre business park in the works in Fort Worth ETJ

The Fort Worth City Council will consider a measure to tweak a development agreement for over 600 acres in Denton County during its meeting on Tuesday. 

The development agreement details the construction of a business park, including distribution warehouses and other industrial uses, with the option for commercial and multifamily development on Highway 114. The property, located south of State Highway 114 and west of FM 156, totals about 606 acres. 

Per the original development agreement, the ownership proposed to develop the property within the Fort Worth extraterritorial jurisdiction and for the city to annex the property in phases. The city can’t currently annex the property because it's not adjacent to city limits. 

City documents list the ownership as Alliance West, LP and Denton County Land and Cattle, LP. 

The original development agreement dates back to 2021, and provides for approval of subdivision plats solely by the Denton County Commissioners Court. The proposed amendment to the agreement will appear during the upcoming city council meeting on Tuesday. 

At the request of Denton County, the amendment will provide for approval of plats by the City of Fort Worth in lieu of approval by Denton County. The remainder of the agreement would remain in effect without change.

Under the agreement, each structure built on the property will remain in the city's ETJ for a minimum of five years after construction and connection to the city’s water and wastewater systems. After those five years have passed, the city has the option to annex the structure and the platted lots.
