H-E-B no more: Developer building apartment community instead on Lemmon Avenue site, DMN reports

Fort Worth developer Trademark Property Co is building a 415-unit apartment community in Oak Lawn, according to a report from the Dallas Morning News.

Located at 3900 Lemmon Avenue between Throckmorton and Reagan streets, the site was considered to be the future location of a planned H-E-B and has been owned by the grocer since 2017.  

The seven-story complex is about 430,000 square feet and will have a corner restaurant, three landscaped interior courtyards and an underground parking lot, the report stated. The community will be designed by Dallas architect GFF.   

Real estate firm Trademark announced plans to enter the apartment development business in 2021, and in 2022, Trademark purchased the 472,000 square foot Lincoln Square development, which is plans to re-envision as a mixed-use community.

The Arlington City Council approved $14 million in grants funding for the acquisition, and Trademark will be required to repay $9 million if it hasn’t invested $150 million in the redevelopment within six years. 

The site is located near Arlington’s Entertainment District and spans over 45 acres. The developer plans to build a mix of retail, office and multi-family on the space. Groundbreaking is expected to happen next year.  

“One thing I know is it will evolve into something better than what it is today,” Trademark CEO Terry Montesi previously told the Dallas Business Journal. “That I can guarantee.”
