A new development called Corner on Main has been greenlighted by the Buda City Council through a specific-use permit that will bring restaurants and retail to the eastern side of the city. The mixed-use development will be located on approximately 5.5 acres of land at the corner of Main Street and Fire Cracker Drive, east of I-35 in Buda.

The project will be around 48,000 square feet, spread across seven buildings, according to Ryder Jeanes with CLD Realty, broker of the development.

"The reason we're developing, obviously, is there's darn near 3,000 houses in Sunfield right now, and there's hardly a lick of retail," Jeanes told the council at a March 7 meeting. "Retail follows rooftops."

The location does not necessarily warrant national tenants and will consist largely of local businesses. There are a couple leases already in the works, including Smoothie King, which has already been executed, and a UPS store, Jeanes added. Other prospective tenants include a nail salon, restaurants and bars, a bagel shop, and more.

The first businesses are estimated to open in late 2024.
