Early this year, McKinney-based Oxland Group announced the purchase of 1,860 acres north of FM 1488. The development will feature 30 residential home builders and a theme of music, farming and nature.
“In a community named Two Step Farm, music is clearly at its heart,” Tom Woliver, co-president of Oxland Group, said in a release. “Our team has created communities all across the country and we’ve seen the power of music to bring people together. That, and the natural beauty of the land, drove our vision to express the true Texas spirit at Two Step.”
Woliver said it is key for the company to “embrace the local context.”
“We are in the heart of Montgomery County,” Woliver said. “Montgomery County is the birthplace of the Texas Flag. It just resonates that Texas spirit. There is nothing more welcoming than that Texas hospitality.”

Bordered by Cooks Branch Conservancy, Two Step Farm will embrace nature and farming, Woliver said. The developers will preserve many of the existing trees and restore forest areas by removing invasive plants through natural remedies including goatscaping.
“If we are planting trees instead of preserving, then we’re not doing our jobs,” Woliver said.
Using goats to help with clearing underbrush is not new for Oxland. Woliver said the company first used the goats at its development Painted Tree in McKinney.
“It’s a real sustainable way to manage the forest,” he said. “We have a herd of goats and we run them out there multiple times a year.”

The first phase of the development will include:
- The Homestead, which will feature music venues and a goat farm.
- The General Store will offer specialty food and beverages and serve as the visitor center.
- The Goat Farm will be home to a herd of goats responsible for clearing invasive species and noxious weeds.
- The Dance Hall.
- The Two Step Greenbelt will be the main trail through the community for walkers, runners and bikers.
- The Pool House.
Phase one will include 1,100 single-family lots ranging from 35 feet wide to 80 feet wide with eight distinct lot sizes for sale, as well as single-family detached homes for lease. Woliver said future housing options include townhomes and an active adult enclave.
Woliver said Oxland is evaluating opportunities to create a unique, community-centric golf experience with the course that currently exists on the property.
The grand opening for the community is planned for early 2025.
