Mesquite revitalizes shopping center aiming to bring new customer base

As Mesquite continues revitalizing some of its old shopping centers, it’s looking at adding a new kind of tenant to help bring unique merchandise and a new customer base to underutilized areas of the community.

At a Monday Mesquite City Council meeting, Planning Director Jeff Armstrong presented a proposed Five Below store to be located at 500 N Galloway Road. According to Armstrong, the shopping center as a whole – located just across from Mesquite City Hall – recently underwent many renovations totaling $2 million to bring in more quality retail, including Hibbett sports apparel, Scooters Coffee and now a second Five Below location. The revitalization spurred surrounding retail to extend their leases for another 15 years, said Steven Leven with DBA Commercial Real Estate at the meeting.

Leven said that adding Five Below will be a “game changer” when attracting a new customer base. As a variety store with branded merchandise, locations all over Texas and an appeal to younger audiences, Leven said he believes the store will help breathe new life into the area. He added that while bargain stores like the Dollar Tree and Family Dollar, two existing storefronts in the Broadmoor Plaza shopping center, serve a role in the community, it’s not the kind of client the shopping center plans to attract.

He said that Broadmoor Plaza aims to attract retail with more trendy merchandise while remaining affordable to residents.

Council member Jennifer Green said she was pleasantly surprised that the first Five Below location in Mesquite did not resemble existing dollar stores.

Council Members BW Smith and Kenny Green said that they were happy with the recent renovations completed in Broadmoor Plaza. Green told Leven that he would like to see other shopping centers throughout Mesquite revitalized.
