Businessman Mike Rhodes held a groundbreaking ceremony Tuesday for Tres Lagos, a massive master-planned development in north McAllen.

Located at the southwest corner of Ware Road and Monte Cristo, the 2,571-acre development covers north McAllen. It’s among the largest planned developments in the Rio Grande Valley.

“This will be like a community within a community,” said McAllen Mayor Jim Darling.

The McAllen City Commission worked closely with Rhodes on the Tres Lagos development plan. To kick-start the project, the city may borrow $25 million. Rhodes would be responsible for paying back the debt.

Tres Lagos would have 200 acres of parks and 1.5 million square feet of retail space, according to the plan. Texas A&M University plans to build a campus at Tres Lagos. And IDEA Public Schools, where Rhodes serves on the school board, recently solicited contractors to build new schools in the development.

Rhodes also plans to offer wireless Internet for Tres Lagos, among other amenities.

Darling said the development will accommodate the Valley’s growing population.

“It’s another thing on the plate for McAllen,” Darling said. “And the area that will absorb the population in a real positive manner.”
