Under the Landmark development, plans call for a 3,200-acre residential and mixed-use development that will bring about 6,000 homes to the area
North Texas real estate developer Hillwood announced that it has finalized plans for the Hunter Ranch property in southwestern Denton.
Hillwood is planning a 3,200-acre residential
and mixed-use development known as Landmark that will bring about 6,000 single-family homes to the area, anchored by a 300-acre entertainment and park district encompassing Pilot Knob and the surrounding hills.
The 3,200-acre Hunter Ranch property is one of the original land holdings purchased by the Perot family in 1987, according to a news release from Hillwood. Situated at Interstate 35W and Robson
Ranch Road, the property serves as the entry gateway to Denton.

This will be the developer’s first large-scale combination of residential and mixed-use development and its first time developing in the city of Denton. Hillwood is behind nearby developments along I-35W — Harvest in Argyle and Northlake, Pecan Square in Northlake and the soon-to-open Treeline in
Justin, as well as the master-planned development AllianceTexas in Tarrant and Denton counties.
“It was important for us to collaborate with Denton to deliver a one-of-a-kind development that worked in concert with Denton and its values,” Andrew Pieper, vice president of Hillwood Communities and residential project manager for Landmark, said in the release. “We let nature guide all planning with the city
to protect environmentally sensitive areas while bringing needed housing, schools, employment, shopping, dining, entertainment, and outdoor recreation to the city.”
Hillwood plans to break ground on Landmark in September as the first phase of constructing 700 single-family lots.
According to the release,
model homes are slated to open in spring 2026. Commercial planning and leasing are also underway.
Pilot Knob’s 1,100-acre green ecosystem will be anchored by a
300-acre entertainment and park district.

The property’s most prominent feature, and the highest point in Denton, is Pilot Knob. Hillwood said it envisioned the Landmark development around Pilot Knob’s “distinctive 1,100-acre green ecosystem” and its history. The developer is planning an
interconnected trail system, STEAM-focused learning parks and acres of recreation areas.
“The Landmark project represents progress in our commitment to sustainable growth, which will bring vibrant living and recreational spaces to the City of Denton,” Denton Mayor Gerard Hudspeth said in the release. “I look forward to seeing this dynamic community come to life, driving economic development and creating a thriving environment.”
